Although Central Arkansas is not as densely populated as some metropolitan areas, the specific demographic creates a unique opportunity to create a bedroom community between the larger communities. A quick review of the Saline County commuter patterns uncovers the following trends:

  • Total Saline County resident workers 16 and over commuting to work = 46,208
  • Total Number of persons living and working in Saline County = 20,150
  • People Living in Saline County working in other counties and states = 26,058
  • People Living in other counties, working in Saline County = 4,360

With a net loss of 21,698 workers commuting out of Saline County alone, it appears that high cost of living, availability of attractive housing, and atmosphere are motivating potential renters to travel for housing.

Solsbury Hill.

Our first project is on Edison Avenue  in Benton near Trininty Baptist Church.

Named for an Iron-Age hilltop fort overlooking Bath, England, which was the the launchpoint of the Rudde family from the old country to New Engand.

Solsbury Hill is the launchpoint for Rood Properties.

The Solsbury Hill multi-family housing project that will addess the expanding need for bedroom communities between Benton, AR, Hot Springs AR, and Little Rock, AR. Little Rock and Hot Springs are hubs of economic development in the South. Many of the surrounding communities that afford reasonable costs-of-living and convenient access have become home to the commuters working in surrounding metropolitan areas. In addition, in the local area is the Alcoa aluminum mining community seeking non-traditional housing for single executives working while dislocated from their families. With a targeted pricepoint near $950 per month, these small two story, two bedroom row houses will have individual garages, upgraded building materials and finishes, with higher-end appliances. Three bedroom units will be available during the Phase II build. Each unit will have a private entrance with landscaped front and back lawns.

Phase I: Construction will start in the summer of 2021 with 10 units in two buildings placed on the Northeast corner of the of the property. One standing building will be removed to make room for the two new townhouse style structures. This particular building has been here for almost 100 years and was two stories tall.
